WRITTEN OFFER FOR REAL ESTATE (Agent)
This Letter of Intent, known hereafter as the OFFER, is made concerning the real property with the street address
of ______________________________________________ MLS #:______________, hereinafter known as the PROPERTY.
_____________________________, hereinafter known as the OFFEROR, makes the proposal to the current owner, hereinafter
known as the OFFEREE, with the following terms:
1. EXPIRATION: This offer is valid until _____ : ____ AM/PM, ________________, 2001, after which time, shall terminate
and expire.
2. TIME IS OF THE ESSENCE: OFFEROR does not guarantee this offer will be available, extended, or renegotiable upon
expiration. In the event of OFFEREE acceptance, OFFEREE agrees to contact the Real Estate Agent for preparation
of the Sales Contract.
3. DISCLOSURE: This Offer is not a contract, only a letter of intent. Should the terms of this letter be accepted,
a form Sales Contract shall be prepared. The Offer will be subject to Financing and Inspection reports. A Seller's
Property Disclosure Statement will be required of said PROPERTY.
4. CLOSING COSTS: Closing Costs will be paid by the Seller.
5. RENTAL PROPERTY: If the current status of said PROPERTY is Rental Property (tenant-occupied), OFFEROR requires
documentation of existing Lease, Rent Payments, Security Deposits, and Actual Expenses from the OFFEREE. An Assignment
of Leases, Rent Payments, and Security Deposits will be required as a condition of purchase.
6. APPLIANCES & FIXTURES: Existing items such as ceiling fans, chandeliers, light fixtures, refrigerator,
stove/oven, dishwashers, cabinets, blinders, toilets, air-conditioning units, heating units, and other attached
appliances shall remain and be considered as part of the PROPERTY.
